New firm springs out of experience

Jacquelyn "Jackie"
Weber (pictured left) looked hard for a real estate agent to help
her find a home on the North Coast. Her husband, Robert "Bob"
Weber, grew up near the water in Brooklyn, New York, and he wanted
to live near the water again. Jackie is an artist and she wanted
to be near other artists. They had been coming to the coast for
the last ten years and finally wanted to settle down. "I
was moving here to retire," she said, "to paint and
to write." What she found in her search were real estate
agents Al (pictured left) and Marie Hansen, and a chance at starting
a business.
By January 3, 2000, Jackie and Bob and Al and Marie (and perhaps
a few more?) will open the franchise office of Realty Executives
North Coast in 2,500 square feet of the Park Drive Plaza in Gearhart,
Oregon.
As partners in the new corporation, Jackie is president; Al vice
president; Marie, secretary; Bob, treasurer. In reality, though,
Al will be the broker for the office, while Jackie shares the
job of managing. Marie will be their first-ever agent, and Bob
is going to hold down the fort in the office.
Al has 30 years experience in real estate and has been a broker,
owner or agent in Seattle, Gearhart/Seaside and Cannon Beach.
Prior to that he was a general contractor, experience he uses
in assessing the needs of his clients.
Marie Hansen has 25 years experience in real estate and has worked
in both Oregon and Texas. She has been a broker/owner as well
as a seller of real estate franchises for three different real
estate companies.
Jackie is in the process of becoming an agent in Oregon. She has
been a licensed agent for 23 years and sold real estate in Las
Vegas, Nevada for over 20 years.
Bob worked in casino management for over 30 years in Las Vegas
and his main hobby is photography - a talent that will be well
used in a real estate office, I'm sure.
As you read this article the partners are in Phoenix, Arizona.
Phoenix is the home office of Realty Executives and the new franchisees
must complete a training program prior to opening their office.
Realty Executives was founded in Phoenix in 1965. It is what is
called a "100%" office, a concept introduced by company
founder, Dale Rector. 100% of commissions generated by the sale
of a property go directly to the agents, while the broker charges
a monthly base fee and a fixed-amount per-transaction fee (versus
a percentage of the sale amount). According to the September,
1999 issue of Realtor® Magazine, the median gross income in
real estate by compensation arrangement is $36,900 for agents
receiving a commission split and $81,300 for those with a 100%
commission arrangement. "For those agents not comfortable
with a 100% office though,"said Jackie, "we will have
a favorable split arrangement."
Agents will have a choice of working from their home, arranging
for a private office within the North Coast office or simply accessing
office desks or general working areas. All agents will have the
opportunity to use their own cellular, home or other telephone
number on their advertising and those leads will go directly to
them, not funnel through the office.
To explain more about fees and costs involved in a 100% office,
North Coast Realty Executives will host open houses in December
